As the days grow longer and the weather turns from chilled-to-the-bone to satisfying sunlight, people are looking for ways to optimize their homelife, inside and out. Two years of economic uncertainty, supply chain delays, health issues and more, have led to increased demand in thoughtfully-designed, functional spaces that also offer peace and tranquility.

Here are 6 top spring 2022 home remodeling trends and projects we’re discussing with clients right now:

1. Master Suite Refresh

Many Northern Virginia homeowners are feeling like their master suites are outdated in aesthetics and layout. A recent client requested a complete gutting and reconfiguration of her master bedroom, including a sitting room, bathroom, and closets. She described the closets as being too small, the bathroom too big, and the sitting room useless. She also wanted office space without having to build an addition. Our in-house residential architect has completely reconfigured, redesigned, and modernized the existing space to address all of our client’s wishes for her new dream master suite.

2. New & Redesigned Home Offices

Requests for office space, like the one referenced above, became increasingly popular during COVID as employees were sent home for remote work. According to a Houzz Emerging Home Design Trends Report, searches for home offices were up 108% in 2021. With a large percentage of the workforce working from home permanently and the widespread shift to a gig-economy, home offices are still at the top of the wishlist for renovation projects.

Prior to COVID, many home offices were used for other needs like storage, a second bedroom, and playrooms. Homeowners have since acquired a desire for quiet, private spaces for Zoom calls and concentrated productivity. Designated offices with large windows to bring in natural daylight, ample storage, layered lighting, and tech-friendly designs help establish a more pleasant workspace and division between home and work life.

3. Unique Kitchen Configurations

One of our favorite trends from our list of 6 Top Spring 2022 Home Remodeling Trends is kitchen remodeling.  While kitchen remodeling projects are always trending, upscale kitchen designs are dominating in 2022. With adults working from home and kids learning in virtual school or doing homework after school, kitchens are being used for food prep, dining and working. The shift from a traditional kitchen where one person is preparing meals to a multi-purpose and multi-cook room has changed the “work triangle” into work zones. Oversized, multifunctional islands now accommodate several stools and USB ports/outlets to serve as charging stations. The once-popular L-shaped kitchen designs are falling behind the demand for multi-zone U- or horseshoe-shaped kitchens. In gourmet kitchen design, additional space for a butler’s pantry and multiple islands are common.

Additionally, more colorful cabinetry, flexible lighting, strategically placed tiles, and upscale details are trending in 2022 kitchen design.

4. Windows to Bring the Outdoors In

The desire for homeowners to better connect with nature while indoors through bigger windows and door openings continues in 2022. In addition to bringing the outdoors in, gaining natural light and an enhanced line of sight is preferred over constricting walls and barriers. Our clients are continually requesting more windows, corner windows offering panoramic views, and sometimes an entire wall of windows in their master suites, kitchens, offices and sitting rooms. As part of home remodeling projects, homeowners are also asking to replace traditional patio doors with large scenic versions to create a more seamless transition outdoors and a sense of openness in their homes.

5. Improvements to Yards and Lots

Outdoor living areas such as porches, decks and patios always trend in the spring in parallel with the desire to be outside soaking up the nicer weather. This year is expected to bring more requests for “outdoor rooms” such as outdoor kitchens, outdoor rec rooms with seating and a movie screen, and uniquely designed spaces for gathering around a fire pit.

Staying home during the pandemic also brought an uptick of home gardening for growing produce as well as decorative plants. With ongoing threats of supply shortages and clean eating movement, the gardening trend is expected to continue throughout spring and summer of 2022.

6. Focus on Wellness Design & Sustainability

Connecting with nature inside and out aligns with an overall focus on wellness. Additionally, interior designs are now incorporating more sustainable options such as wood, bamboo, cork, recycled steel sidings and glass, and repurposed flooring.

While functionality is always top of mind in home remodeling, homeowners are renovating for relaxation and a sense of zen. Well-organized and beautifully redesigned spaces that provide peace of mind have overcome clutter and smaller, cost-cutting renovation projects. Overall, we’ve seen a shift in clients becoming more sophisticated with their home remodeling requests, understanding that purposeful design done by a professional architect makes a long-lasting, life-improving difference!
