Answers to the Most Common Remodeling Questions from Northern Virginia Homeowners

Thinking about remodeling your home? We’ve answered the most common questions homeowners ask us about project scope, process, budgeting, and what sets Commonwealth apart. Whether you’re planning a major addition or reconfiguring your entire home, these FAQs will help you plan and decide on your next steps to achieving the home of your dreams.

1) What is your process for providing a remodeling budget and timeline in Northern Virginia?

Our process begins and continues by listening — really listening — to your needs and desires. Before offering any suggestions, we start by understanding your goals, vision, and priorities. That initial conversation helps us align expectations and make sure we’re on the same page from the start.

We’ll ask about your budget early on, not to limit creativity, but to ensure we’re planning a project that makes sense financially. If the scope you have in mind is out of sync with what you’re comfortable spending, it’s best to address this upfront. Adjustments to scope and budget are more easily made early in the process, before time and energy have been spent on possibilities that wouldn’t ultimately work financially.

After this initial phone call, we schedule an on-site consultation. That’s when we dive deeper into your project and begin mapping out a realistic plan and timeline. Commonwealth Co-Founder and President Kelvin Pierce, a former Aerospace Engineer, developed a scheduling process that outlines each phase of the project, tailored to the specifics of your project. This timeline shows when each part of the remodel is expected to happen and helps everyone stay informed and accountable.

2) How do you handle change orders during a home remodeling project?

In any remodeling project, it’s not uncommon for new ideas or unforeseen issues to come up once construction is underway. When that happens, we follow a structured change order process to keep everything on track.

If a change to the original scope is needed, whether it’s initiated by you (the homeowner) or prompted by site conditions, we document it clearly in writing. The revised scope, cost implications, and any adjustments to the timeline are outlined in a formal change order and agreed to by you.

This process ensures that everyone stays informed and aligned, helping to avoid the confusion and miscommunication that can arise from informal or verbal requests. By putting changes in writing, we protect your investment and maintain full transparency throughout the project.

3) What kind of payment schedule do you require for remodeling projects?

Your initial deposit to embark upon the design/build process, and your second deposit as the planning becomes more specific and detailed, are applied to the construction contract. Progress payments throughout the construction process are tied to your construction schedule.

Our design/build model gives you the opportunity to “test drive” our process, commitment, and professionalism before making full commitment to construction.

4) Do you offer in-house design services or work with outside architects and designers?

Commonwealth Home Design is a true design/build firm, which means our architecture, design, and construction teams all work under one roof. This integrated approach provides homeowners with a seamless and efficient experience, from concept to completion.

Importantly, very few contractors who call themselves “design/build” have licensed architects on staff. Commonwealth is one of a very limited number of design/build firms in the region founded and run by an architect. Our portfolio and 40-year track record speak to the value of that foundation.

Independent design professionals such as draftspeople and architects tend to underestimate the costs of construction. An all-too-often typical experience when working with an independent designer is to find that after months of design and thousands of dollars of investment, the cost to build is more than your budget can handle, and then you’re faced with starting over. Commonwealth Home Design has “rescued” many homeowners from this predicament by re-designing independent architect-designed projects to achieve your desired result in ways that fall within, or closer to, your budget.

With our in-house design team, led by LEED-certified Principal Architect and Co-Founder Susan Pierce, we eliminate the common pitfalls associated with working with separate architects and builders. With our approach, you won’t have to suffer delays, serve as the go-between, or worry about miscommunication between firms. Instead, you benefit from a single, unified team that collaborates daily — sharing ideas, solving challenges quickly, and keeping your project on time and on budget.

5) Do you use subcontractors or manage all construction in-house?

Project supervision and most of our construction is handled by members of our valued in-house team, with qualified subcontractors providing services in areas such as excavation, plumbing, electrical, and HVAC installation. We’ve developed long-term relationships with our subs to ensure they fully understand our tightly managed scheduling, design aesthetic, and approach.

6) How long has Commonwealth Home Design been remodeling homes in Northern Virginia?

We’ve been proudly serving Northern Virginia from our office in Vienna for 40 years, a testament to both our deep experience and the lasting trust we’ve earned from homeowners throughout the region.

When it comes to whole-house renovations, kitchen remodels, and custom additions, experience truly matters. Over the decades, we’ve honed our process, strengthened our quality controls, and built a tightly coordinated team—all of which help ensure your project runs smoothly, stays on budget, and results in a home you’ll love for years to come.

Our clients value our process-oriented approach, attention to detail, and commitment to excellence — three pillars that have guided our work since the beginning.

7) Who manages my remodeling project on-site each day?

You’ll have a dedicated project manager on site every day to oversee your home remodel from start to finish. It is important to understand that many contractors and remodelers don’t operate this way. Instead, their personnel manage multiple projects, which can lead to delays and management glitches. At Commonwealth Home Design, we believe that strong on-site leadership and clear communication are essential to a successful renovation.

Our project managers are hands-on professionals who don’t just coordinate schedules and subcontractors — they’re often completing carpentry and other work themselves while actively managing quality control, materials, and timelines. This consistent presence helps keep your project running smoothly, minimizes downtime, and ensures important decisions aren’t delayed.

To keep you informed every step of the way, we maintain a project journal that tracks daily updates, decisions, and what’s coming next. And because our entire team operates under one roof, questions and concerns are handled quickly and efficiently, without the bottlenecks that often come with fragmented teams.

The short answer: it depends.

Kitchen remodels are among the most popular and valuable home improvement projects — but costs can vary widely based on the scope, layout changes, materials, and level of customization. 10) How should I plan for a major home remodeling project or addition?

Preparing for a sizable project, such as an addition, a whole-house remodel, or an interior reconfiguration, requires a strategic approach. Homeowners today are reimagining their living spaces with greater intention, prioritizing aesthetics alongside function and long-term value.

There’s a lot to consider before construction begins, from design decisions and budgeting to permitting, determining what your life will be like during the renovations, and selecting the right remodeling partner. Choosing an experienced, trusted team is key to navigating the process smoothly and turning your vision into a home that enhances your lifestyle.

11) What do you do to keep the job site clean and safe during construction?

Before construction begins, we will hold a thorough pre-construction meeting at your home. We’ll walk through the job site together, talk about areas to be disturbed, discuss dust protection measures, clarify pet safety plans, and even confirm where the dumpster will go. It’s all part of making sure expectations are clear, so you feel confident and prepared every step of the way.

12) Will you bring remodeling ideas I haven’t thought of to the table?

Yes. With decades of experience, our team is skilled at identifying creative, functional, and cost-effective ways to make the most of your space. As we collaborate, we may suggest reconfiguring nearby rooms for better flow, incorporating flexible spaces, or planning ahead for future additions.

Often, clients come to us with one idea, and through conversation and exploration, the project evolves into something more thoughtful and impactful. We believe the best remodeling outcomes come from strong listening paired with experienced design insight. If your remodeling firm isn’t offering ideas you haven’t considered, they’re missing a critical part of the job!
